Slab foundation cracks are extremely common in North Texas due to the region's expansive clay soils. But not all cracks are created equal — some are cosmetic, while others signal serious structural problems.

Why Slab Foundations Crack in Frisco

Frisco sits on the Blackland Prairie, which is known for its heavy clay soil. This soil expands significantly when wet and shrinks when dry. During a dry Texas summer, the soil can shrink by several inches, creating voids beneath your slab. Types of Slab Cracks

These cracks follow the mortar joints in brick veneer and are a classic sign of differential settling. They almost always require professional attention.

Floor Cracks

Cracks in your concrete slab floor that are wider than 1/8 inch or have one side higher than the other (called "lippage") indicate slab movement that needs repair.

When to Call a Professional

Call a foundation contractor if you notice: cracks wider than 1/4 inch, cracks that are growing over time, doors or windows that stick, sloping floors, gaps between exterior brick and windows, or cracks accompanied by water intrusion. Early intervention is always more affordable than waiting until the damage is severe.
