Foundation Repair
How Plumbing Leaks Can Damage Your Foundation in Frisco
Published July 6, 2026

One of the most common — and most overlooked — causes of foundation damage in Frisco homes is a hidden plumbing leak. When a pipe beneath your slab leaks, it saturates the soil in one specific area. In Frisco's expansive clay soil, this creates a perfect storm for foundation problems.
How Leaks Cause Damage
When a plumbing leak saturates the soil beneath your slab, two things happen. First, the wet clay soil expands, pushing against the slab and causing it to heave. Second, the water can wash away fine soil particles, creating voids beneath the slab. When the slab loses support, it cracks and settles. The result is differential settling — one part of your foundation sinks while the rest stays in place.
Warning Signs of a Slab Leak
Look for: unexplained increases in your water bill, the sound of running water when all fixtures are off, warm spots on the floor (if the leak is in a hot water line), cracks in the foundation or floor that appear suddenly, and areas of the floor that are higher or lower than surrounding areas.
What to Do
If you suspect a slab leak, call a plumber immediately for leak detection. Once the leak is repaired, have your foundation inspected. In many cases, the foundation damage from a slab leak can be repaired with pier installation and foundation leveling. The key is acting quickly — the longer a leak goes undetected, the more damage it causes.
